Home Remodel and New Construction:

Construction Project Management from Architect to Completion.

High Meadows Properties, LLC has a seasoned and experienced Construction Project Manager that will be your “boots on the ground” for all your renovation and new construction needs.

Taking on a building project in Pagosa Springs when living out of the area can be nerve racking and dramatically increase the time it takes to complete your project. When working with High Meadows Properties, LLC you are never in the process alone and you will always have someone local to represent your best interests.

Prior to starting your project, we will meet with you to thoroughly outline and make sure everyone understands exactly what your dream is, what your budget is, and what your time-frame is. We then work on your behalf to provide a finished product that meets and/or exceeds your expectations. We communicate, communicate, and communicate some more throughout the entire process.

Before your project breaks ground our Project Manager will obtain bids from the necessary subcontractors and work to help you stay within your budget.

We have experience in working with all types of local subcontractors. We will recommend and contract with the best of the best in the area for you, including experts in:

  • Architecture and Engineering
  • Permitting
  • Surveying and Excavation
  • Foundations, Concrete and Stonework
  • Framing, General and Finish Carpentry
  • Plumbing, Electrical, and HVAC
  • Insulation and Sheet Rock
  • Wall Texture and Painting/Staining
  • Custom and Ready Made Cabinets
  • Roofing, Gutters, and Chimney Work
  • Blacktop, Concrete, and Gravel Driveways
  • Landscaping
  • Construction debris clean up and haul away.

The subcontractors and products are billed on a cost-plus percentage basis.


Project Management:

Our project management service includes pulling your permits with PLPOA, the city and county, contacting the utilities, completely managing and overseeing the contractors from initial negotiation to final project completion. We make sure the work is being done in a timely manner, and regularly inspecting the quality of the work being done. We request inspections from all permit providers including electrical to ensure that your project is completed with the level of excellence you deserve.

We meet with the inspectors on site and communicate any issues that may arise. We take care of coordinating with the subcontractors to make any adjustments required by the inspector. If needed on your project, we request the CO (certificate of occupancy) when the project is complete.

Pictures are provided of your project at different stages of completion to keep you in the loop.

All subcontractors that we work with do carry Liability Insurance, but to protect yourself and your home we highly recommend that you obtain Builders Risk Insurance for the duration of any project.

High Meadows Properties, LLC will work with you to source the products and services for your project including:

  • Sourcing and Vetting All Sub-contractors
  • Lumber and other rough building materials
  • Windows, Doors, Hardware, and Trim
  • Light Fixtures
  • Plumbing Fixtures
  • Fireplace Dressings, Inserts, and Stoves
  • Wood, Carpet, Concrete, Tile, and other Flooring
  • Large and Small Appliances
  • Countertops, Cabinets, and other Finishings
  • Rock, Brick, and other Masonry
  • Siding, and Roofing Materials
  • Anything else your project may require

At High Meadows Properties, LLC it is our purpose to make your life easier.

Our goal is to help you maintain your property with one reliable and reachable point of contact to provide and manage all your property service needs.

All our services are customized to your specific requirements.

Some of the more popular services High Meadows Properties, LLC provides include:

  • Repair and maintenance work including painting and staining, general and fine carpentry, plumbing and electrical.
  • General yard work including Raking, mowing, and trim work.
  • Snow Removal via plowing, snow blowing, and hand shoveling.
  • Window & Screen washing.
  • Large scale landscaping including fencing, rocking, and sprinkler installation and maintenance.

Security Checks:

Our Security Checks include but are not limited to:

  • Checking all doors and windows for any security issues.
  • Checking for visible ice dams and other potential maintenance issues during the Winter.
  • Inspect your decks, stairs, and patios, to make sure they are in good shape and ready for you to use.

Does the roof need to be shoveled?

If you have propane, what level is it at?

Suggestions for spring maintenance.

Suggestions for services that show your home is actively used and occupied. For example, snow removal in the Winter and yard maintenance in the Summer.

We check for potential plumbing issues; For example, turning on inside faucets and flushing toilets to make sure all are in working order. This process helps to mitigate potential damage from frozen pipes and/or other maintenance issues.

We will also act as your PAWS Water Hawk Alerts local point of contact if desired.

Properly operating appliances like your refrigerators and freezers to make sure they are working appropriately.

Proper functionality of major home amenities like your heating, air conditioning systems, and hot tubs.

Hot tub checks include verifying proper chemical balance and temperature.

Ceiling and roof leaks, and other potential water intrusion.

Any other specialty needs you or your property may have.

We keep you informed by communicating any potential or ongoing issues in writing via your customized check list, photos and with your invoices.

Any items that need immediate attention are handled with a phone call while we are on site and can send pictures. We know you have a large financial and emotional investment in your home. We are here to help you keep it in excellent shape and give you peace of mind.
